High in Terres Basses, 300 metres from La Samanna hotel on the lagoon side, Villa Grand View overlooks the whole of Simpson Bay Lagoon: one of the largest and best-protected lagoons in the Caribbean.
Set on a private two-hectare estate, this brand-new contemporary villa blends indoor and outdoor living: vast terraces, a heated infinity pool with jacuzzi, an 80 m² gazebo and direct access to the water.
Facing due east, it wakes with the rising sun and lives to the rhythm of the trade winds, served with the attentions of a very fine guest house.

The lagoon
The lagoon at your feet
With two hectares of grounds, the villa has direct access to the shoreline, a small private beach and its own dock, which can berth up to four boats.
Paddleboards, kayaks and windsurf boards are at your disposal. A 6.5-metre Zodiac with twin 115 hp engines is included during your stay: to reach the lagoon’s best tables, the island’s most unspoilt beaches or the open sea. Water skis are provided.

A pool on the horizon
A very large heated infinity pool with integrated jacuzzi and an uninterrupted view of the lagoon, surrounded by teak decks and sun loungers: the heart of the estate.
A few steps away, the 80 m² gazebo houses a fully equipped outdoor kitchen, a barbecue, a large dining table and a lounge. A second home, facing the water.

The house
A home designed for entertaining
An immense living room of natural stone and woven pendant lights, a very large fully equipped kitchen built around an island, a dining room opening onto the lagoon: the villa brings family and friends together in absolute comfort.
The glass walls slide away and the house flows onto the terraces. Air conditioning, Sonos sound system indoors and out, and Starlink high-speed internet complete the picture.

The suites
Six suites, each with its own bathroom
Every bedroom has a king-size bed, a very large private bathroom, generous storage, electric roller shutters and double blackout curtains.
Four suites open directly onto the main terraces, with views of the lagoon and the pool. Two others, set slightly apart, each have a private terrace. Two bedrooms interconnect, ideal for families with young children. Two bedrooms also have an outdoor shower.

Conditions
- Rates are based on double occupancy per bedroom, 12 guests maximum.
- 5% occupancy tax is added.
- Villa manager and continental breakfast included (up to 7 hours a day, 6 days a week). Food and beverages are charged separately.
- Refundable security deposit: US$4,000. Food and beverage deposit: US$1,000.
- Payment: 30% at booking, balance 60 days before arrival.

Terres Basses is one of Saint-Martin’s most sought-after residential communities. The villa stands 300 metres from La Samanna hotel on the lagoon side and overlooks Simpson Bay Lagoon: nearly 8 km² of sheltered water shared between France and the Netherlands.
International marinas, yachts from around the world and waterfront restaurants animate the lagoon. From the villa, you can reach them by boat, from your own dock.

Practical information
Before you arrive
Arrival and departure times
Arrival from 3 pm until 10 pm. Departure by 11 am. The villa manager welcomes you at the villa.
Payment
30% at booking, the balance 60 days before arrival.
Cancellation policy
Cancellation 60 days or more before arrival: 30% of the stay is retained. 59 to 31 days before arrival: 50% retained. Less than 30 days before arrival: 100% of the stay is due.
Deposits
A refundable security deposit of US$4,000 and a food and beverage deposit of US$1,000 are required. They are not charged when you send your request online.
Minimum stays
They vary by season (for example 5 nights in low season and 12 nights over Christmas and New Year); they are shown in the calendar for each arrival date.
House rules
No smoking indoors. Parties and events are possible only with prior approval. Children are welcome.
